M. B. Kahn was selected by a developer to construct this speculative distribution facility in Dillon, SC. The facility was constructed with insulated precast concrete walls, a structural steel frame, and a TPO roof. It features 35 loading docks, a concrete truck court, and a diesel fire pump and water tank to support the ESFR fire protection systems. Before the shell was even completed, the building was leased to Harbor Freight, and M. B. Kahn completed the tenant improvements. The upfit included making the facility fully conditioned, adding office space, shipping stations, battery charging stations, and a security gate.
